Richard D. Aaronson, President
Corporate Role
As company President, Richard is responsible for all of Atlantic Realty's operations throughout the Southeast and Midwest -- overseeing acquisition, development, leasing, and management assignments. Atlantic Realty Partners, Inc. is a private real estate development and management company based in Atlanta. Through affiliated entities, it currently owns and manages over 1,400 apartments and 200 hotel rooms, and it has approximately 500 apartments under construction and 600 in pre-development.
Career History
Richard Aaronson formed Atlantic Realty in 1995 after serving as Atlanta residential development partner for Paragon Group beginning in 1993. Prior to this time, he co-founded and later became president of Jason Property Company, a regional apartment development and management firm based in Atlanta. Richard is an experienced professional in all phases of apartment and hotel construction and operations. He has had management responsibility for over 6,000 apartments and hotel rooms, and he has had direct client relationships with financial institutions,

pension funds, corporate owners, and individual/partnerships investors from throughout US, Europe and Japan. Richard is a frequent instructor of Management Certification courses. He was an honor-engineering graduate of the University of Wisconsin and has a MBA from the Goizueta Business School at Emory University. He is a Licensed Real Estate Broker in the State of Georgia.

Andrew Aaronson, Vice President
Corporate Role
As Vice President and General Manager, Andrew handles the office and property operations of Atlantic Realty. At the property level, Andrew is responsible for marketing, personnel, maintenance, leasing and overall performance. For new development projects, he is responsible for construction oversight and all start up activities.
Career History
Andrew Aaronson co-founded Atlantic Realty in 1995 after serving as Atlanta residential General Manager for Paragon Group in 1993. Prior to this time, he co-founded and was Vice President of Jason Property Company. He started his working career in the Buyer’s Division at Federated Department Stores and has brought his three years of corporate experience into the real estate industry. He has had management responsibility for over 6,000 apartments and hotel rooms.
Andrew is a graduate of the University of Georgia and is a Licensed Real Estate Broker in the State of Georgia.

Andrew has been involved in either the management and/or of approximately 6,300 apartments in Georgia, Florida, Tennessee and the Midwest. Since 2000, he has established and overseen the management presence and lease-up teams for four new developments representing over one thousand apartment units. He currently oversees the management of approximately 1,800 units in the South and Midwest.

Ben Curran, Director of Development
Corporate Role
As Director of Development for Atlantic Realty Partners, Ben is responsible for the day-to-day implementation of Atlantic Realty's Development operations – site acquisition, design, financing, development implementation, and construction coordination.
Career History
Ben graduated from Wofford College in 1991 with a degree in finance and received an MBA from Rice University in 1994. Ben has been involved in many facets of real estate. He has previously worked for Prudential Realty Group, performing asset management for the then largest institutional owner and developer of commercial real estate in the country; Continental Airlines, directing all corporate real estate functions for the domestic US airline, and Transworld Properties, investment advisor for the privately held real estate investment firm based in Houston.

Project Experience
Ben has helped managed the development of over 1,300 of Atlantic Realty’s rental and for-sale housing in the Southeast, including The Reserve at Sugarloaf, a 333-unit apartment project in suburban Atlanta; The Reserve at Druid Hills, a 272-unit apartment project adjacent to the Buckhead area of Atlanta; Johns Creek Walk, a 26-acre mixed use community in North Fulton County; Cheshire Walk, a 415-unit mixed use development near Emory University, and Georgetown at Perimeter Walk, an 88-unit stacked townhouse condominium community in the Perimeter submarket of Atlanta. Ben is currently coordinating pre-development activities for projects in Atlanta and Charlotte.

Greg Ratas, Development Manager
Corporate Role
As Director of Development - Midwest, Greg is responsible for the day-to-day implementation of Atlantic Realty's Development operations throughout the Midwest – site acquisition, design, development implementation, and construction coordination.
Career History
Georgia State University in Atlanta and obtained a Master’s of Science Degree in Real Estate and Urban Affairs.
Greg worked for The Balcor Company from 1985 through 1987 as a Financial and Market Analyst. He subsequently worked for five years as the Assistant Vice President, Development for Hiffman, Shaffer, & Associates in Chicago. There, he conducted project market and financial feasibility studies for various commercial acquisitions and developments undertaken by the firm. Projects included O’Hare Lakes Office Park in Rosemont, Illinois, a 300,000 square foot office park, and Covington Corporate Center in Buffalo Grove, Illinois, a 50-acre office and distribution park.

Capital Properties, Inc., a Libertyville, Illinois-based retail development and construction company. His projects included mostly neighborhood shopping centers ranging from 10,000 to 30,000 square feet in the suburban Chicago and suburban Milwaukee markets. Greg has worked as Director of Development for Atlantic Realty since January 2000.
Project Experience
In addition to the retail projects Greg was involved in while with Capital Properties, Inc., Greg is currently managing the development of The Reserve at Evanston, a 193-unit mid-rise apartment project on the north shore of Chicago. He is also overseeing pre-development activities for The Reserve at Oak Brook Terrace (220 units, west suburban Chicago).

Debbie Liccardo, Regional Manager
Corporate Role
As Regional Manager, Debbie handles the day to day property operations with a portfolio that consists of over 1,000 apartment homes.
Day to day responsibilities include marketing, personnel, maintenance, leasing, budgeting and overall property performance. On new lease up projects Debbie is responsible for the oversight of all phases of the initial start up activities.
Career History
Debbie began her career in multifamily property management in 1983. Her first job was as a leasing consultant, and she was quickly promoted to Assistant Manager with Brentwood Properties, which later became part of Trammel Crow Properties. Prior to this time she worked as an Executive Legal Secretary. Starting in the legal field Debbie brought her three years of experience into the Property Management field. Later as Property Manager for Butler Properties / Management Associates, Debbie had over 12 years of experience working on multifamily sites. In 1996, this work led her from Florida up to Georgia where she continued to work for Management Associates, Watermarke, and Calibre Properties before taking a position with Atlantic Realty Partners in 2001.
